Utilities are not included in the base rent. An $85 monthly CAM fee covers building liability insurance, trash service, internet, and pest control.

Water and sewer are billed monthly based on usage and paid directly to the property. Electric and gas are billed separately and paid directly to the utility providers.

We welcome your furry companions at Ovaltine Court. Our pet policy allows a maximum of two pets per apartment home, with a one-time non-refundable pet fee of $400 per pet and $25 monthly pet rent per pet. A weight limit of 80 pounds applies, and breed restrictions may apply.

Our community is dog-friendly, and all apartment homes are cat-friendly. To ensure a smooth move-in, please make sure all pet fees are paid and any required pet documentation is completed before your pet joins you in your new home. For the most up-to-date breed guidelines, we recommend contacting the leasing office directly.

Apartment homes at Ovaltine Court include energy-efficient appliances, in-home full-size washer and dryer, and walk-in closets, with select homes offering wood-burning fireplaces and furnished options.

You can apply online through our leasing portal or visit the leasing office to apply in person. Each adult applicant pays a non-refundable $75 application fee along with a one-time $300 administrative fee.

If approved, a $250 move-in fee applies. If approved with conditions, the move-in fee is $500. Once approved and your apartment home is selected, a security deposit (typically $250 to one month’s rent) is due to reserve your home and complete the move-in process.

Rent is due on the 1st of each month, with a 3-day grace period. Payments received after the grace period may incur late fees as outlined in your lease.

Rent can be paid through our online portal using certified funds or a credit or debit card, and you can even set up automatic payments, just note that certain payment methods may include a convenience fee.

For non-emergency maintenance, you can submit a request anytime through our online resident portal. We also provide 24/7 emergency maintenance for urgent issues. If you’re experiencing an emergency, please call our office and select the emergency option so we can assist you right away even after hours.

We require income of at least three times the monthly rent and review credit, background, and rental history according to our written rental criteria. If you have questions about your specific situation, our team is happy to talk it through with you before you apply.
